Secrets Building Inspectors Won't Tell You

Secrets building inspectors won’t tell you…. But we will.

We know that the process of buying or selling a home can be scary, especially when you have to hire trades without any knowledge of who they are.

At Your Building Inspector, we have developed a business on the basis of these fears; recruiting only the best, licensed building inspectors for your region.

However, if you’re still unsure, here are some of the secrets building inspectors won’t tell you… but we will!

Don’t find a building inspector through your real estate agent, use Your Building Inspector.

It’s in the agent’s best interest to have the deal go through quickly, so some suggest inspectors who glance over defects. This is not in your best interest so make sure to do your homework, or simply follow our simple Booking Request form to hear from an inspector in your region.

We are not doing our job thoroughly if we rush through your property.

If you hire an inspector who walks in and out of your house in 15 minutes, then they are not doing their job properly, and you’re not getting your money’s worth. A thorough inspector checks the crawl space, opens and shuts doors, cupboards and garage spaces, and walks the roof. Most houses take between 1 and 2 hours to inspect, depending on their size.

Ask to see credentials before you hire a building inspector.

It will give you a good idea of what kind of inspector they are. Do they include digital pictures and carry the latest equipment? At Your Building Inspector all our inspection partners carry a moisture meter and thermal sensor to every inspection.

Even brand-new homes should be inspected.

We still find defects in newly built houses: leaks, electrical issues, improperly installed dishwashing machines, clogged pipes because the tiler cleaned his tools in the sink, and more.

If you have a lot of questions, please wait until the end of the inspection.

We have a lot to talk about at the end of the inspection so it’s always best to leave any questions until then so we don’t get distracted.

Leave keys to detached buildings or locked cupboards

If you don’t make it accessible, it may hold up the sale because we’ll have to come back another day. It’s always best to leave keys and make sure all areas are accessible.

Here are some simple steps sellers can take before the inspection to save time and trouble later:

Make sure every light fixture has a working bulb, test all electrical outlets, repair holes and cracks in plaster. have your carpets and air ducts cleaned, and test your smoke detector.
