EXPERIENCED SUNSHINE COAST BUILDING INSPECTORS

Chris has a degree in construction and has been in the building industry for 25 years, spending the last 15 years as a residential and commercial builder. With a keen eye for detail and many years of experience, Chris delivers thorough and easy to read reports to buyers and sellers. He’s also happy to explain his findings so you understand what is a real concern and what is simply general wear and tear.

Your report will include photos and descriptions of any issues found and you’ll receive this report on the same day as your inspection. So, if you’re searching for a very experienced and thorough inspector that is prompt and easy to deal with, give us a call or book online, and we’ll send Chris your way!

Reports & Defects

The main defects Chris looks for during a building and pest inspection can be grouped into three main areas; structural integrity, water issues and timber pests. These three areas can cause major damage and be very costly if you’re not aware of them. While we do not focus on minor defects, Chris will also note any minor defects found within the property, which can include issues such as hairline cracks to walls and ceilings, deteriorated grout and sealant to shower enclosures and corrosion to steel members.

PEST AND BUILDING INSPECTION
SERVICES LIST

Your Building Inspector Sunshine Coast specialises in pre-purchase building and pest inspections for residential and commercial properties.

In most cases, we can organise to inspect the property by the next business day and deliver your report on the same day as the inspection, meaning you have plenty of time to go through the details and make a decision about the property.

A pre-purchase building & pest Inspection is undertaken when a buyer is finalising the purchase of a property. It is also undertaken by sellers who want to know the condition of their property before they put it on the market.

The inspection is a visual appraisal of the condition of the property. Its purpose is to identify existing issues, defects or areas of concern. This inspection is carried out in accordance with the Australian Standard 4349.1.

The report is broken into three sections – Major defects, minor defects and termites.

The major defects section will report on any areas of the property that show major structural damage or present major safety hazards. This is the area of the report that you should pay most attention to, as these defects may be costly to repair.

The minor defects section will identify any areas of the property that show minor damage, general wear and tear and issues that require maintenance. Minor defects can include issues such as cracked tiles, poorly maintained cabinetry or chipped paint. These are not areas of serious concern, but could be used in negotiations when purchasing the property.

The termite section will report on any areas of the property that visually show current or past termite attacks. Your inspector will also report on areas of the property that may be conducive to termite attack. If your inspector identifies signs of termite damage, they will bring out their Termatrac T3i which uses a thermal sensor to determine whether active termites are within the wall of floor without drilling or damaging the property.

Throughout the report, your building and pest inspector will use high quality photos and descriptions to describe each issue, so you have a complete understanding of the properties condition. If you’re present at the inspection, your inspector will also walk you through the property to explain any major issues.

A pre-purchase building Inspection is undertaken when a buyer is finalising the purchase of a property. It is also undertaken by sellers who want to know the condition of their property before they put it on the market. Generally, if you are buying an apartment that is part of a unit complex you will only need to get a building inspection, as the pest control and upkeep is taken care of by the body corporate.

A Pest Only Inspection is carried out when you are confident with the overall condition of the property, but you need to ensure any pest activity is identified. Your inspector will investigate for termite activity or damage, as well as pest attack or damage. Your inspector will visually inspect all accessible areas of your property. Areas that are commonly inspected are roof cavities and subfloor areas, as well as the interior and exterior of the property.

A New Build Handover Inspection is carried out on newly constructed homes, apartments or townhouses and takes place prior to the buyer taking possession of the property. Your inspector will report on any minor defects, incomplete finishes and general defects throughout the property.

An Existing Building Condition Report is undertaken to assess the current state of a property, it is generally conducted prior to additional construction or demolition work being undertaken on the property.

Your inspector will report on any visible cracks or movement within the property and the surrounding land. They will also inspect and report on  major and minor defects evident throughout the property.

The major defects section will report on any areas of the property that show major structural damage or present major safety hazards. The minor defects section will identify any areas of the property that show minor damage, general wear and tear and issues that require maintenance.

Throughout the report, your building inspector will use high quality photos and descriptions to describe each issue, so you have a complete understanding of the properties condition. A Body Corporate Inspection Report is carried out within an apartment, unit or townhouse complex on behalf of the owners. This report includes inspection of all internal and external common areas, including; hallways, entries, foyers, external facades, pool areas, etc. The report will identify areas of concern that will need to be rectified.

THOROUGH BUILDING INSPECTIONS USING THE LATEST EQUIPMENT

Our Sunshine Coast building and pest inspectors carry the latest technology in moisture testing equipment on the market.  These devices are used to detect moisture behind a wide range of building materials including paint, wallpaper, plasterboard, ceramic tiles, floor coverings, timber, ceiling tiles, and membranes. If visual evidence of moisture is identified, we will utilise the moisture meter to undertake further non-invasive testing.

Our Inspectors are Fully Equipped & Accredited

Our inspectors carry the latest in thermal sensor technology. The thermal sensor helps to identify heat sources generated by timber pests within building surfaces and helps to trace the nest and entry points within the building. Additionally, the thermal sensor will also pick any thermal anomalies within building elements that cannot be seen with the naked eye. If a visual anomaly is identified during the inspection, further non-invasive investigation can be undertaken with the thermal sensor.

Frequently asked Questions

FAQs

A building and pest inspection is undertaken prior to a buyer purchasing a property, and is generally a condition of sale. It is essential that you appoint an experienced, licensed building and pest inspector to carry out the inspection to ensure all major and minor defects are reported. The inspector will return a report on the property noting any defects found, your report will also include photos of all reported issues.

All of our building and pest inspectors are licensed builders who have been operating under that license for at least 10 years. As well as this, all of our inspectors carry pest certifications and their own insurance.

We will work with your agent to arrange a time that suits all parties. Provide your agents details through the online form or over the phone and we will get in contact with them. If you have already found a time that works with your agent, that’s fantastic, let us know and we will try to accommodate the given time.

We welcome owners and buyers to be present at the time of inspection, although we ask that you leave the inspector to carry out their inspection and wait to ask your questions at the end. This allows the inspector to concentrate solely on assessing the property to deliver a non-bias report.

A typical combined building and pest inspection will take between one to two hours.

You will receive your report on the same day as your inspection. Please note that payment must be received prior to the report being sent.

Your Inspector will carry a ladder, torch, moisture meter and thermal sensor to your inspection. Please be aware that the moisture meter is only used when visual evidence of moisture is identified by your inspector. The same protocol is followed for the use of the thermal sensor, which is also only required when visual evidence of pest activity is identified.
