If visual evidence of moisture is identified, we will utilise the moisture meter to undertake further non-invasive testing.

Melbourne Building and Pest Inspections

BUILDING AND PEST INSPECTION
SERVICES LIST

When you own property in Melbourne, the need for building and pest inspections cannot be overstated. Every residential property owner, buyer, or seller should have a competent, reputable building inspector perform a thorough examination of any structure purchased or sold. It will give you greater knowledge into the current physical status of the structure and – if you’re selling – will provide an indication of what the property might be worth!

Your Building Inspector Melbourne specialises in pre-purchase building and pest inspections for residential and commercial properties. In most cases, we can organise to inspect the property by the next business day and deliver your report on the same day as the inspection, meaning you have plenty of time to go through the details and make a decision about the property.

A pre-purchase building & pest Inspection is undertaken when a buyer is finalising the purchase of a property. It is also undertaken by sellers who want to know the condition of their property before they put it on the market.

The inspection is a visual appraisal of the condition of the property. Its purpose is to identify existing issues, defects or areas of concern. This inspection is carried out in accordance with the Australian Standard 4349.1.

The report is broken into three sections – Major defects, minor defects and termites.

The major defects section will report on any areas of the property that show major structural damage or present major safety hazards. This is the area of the report that you should pay most attention to, as these defects may be costly to repair.

The minor defects section will identify any areas of the property that show minor damage, general wear and tear and issues that require maintenance. Minor defects can include issues such as cracked tiles, poorly maintained cabinetry or chipped paint. These are not areas of serious concern, but could be used in negotiations when purchasing the property.

The termite section will report on any areas of the property that visually show current or past termite attacks. Your inspector will also report on areas of the property that may be conducive to termite attack. If your inspector identifies signs of termite damage, they will bring out their Termatrac T3i which uses a thermal sensor to determine whether active termites are within the wall of floor without drilling or damaging the property.

Throughout the report, your building and pest inspector will use high quality photos and descriptions to describe each issue, so you have a complete understanding of the properties condition. If you’re present at the inspection, your inspector will also walk you through the property to explain any major issues.

A pre-purchase building Inspection is undertaken when a buyer is finalising the purchase of a property. It is also undertaken by sellers who want to know the condition of their property before they put it on the market. Generally, if you are buying an apartment that is part of a unit complex you will only need to get a building inspection, as the pest control and upkeep is taken care of by the body corporate.

The inspection is a visual appraisal of the condition of the property. Its purpose is to identify existing issues, defects or areas of concern. This inspection is carried out in accordance with the Australian Standard 4349.1.

The report is broken into two main sections – major defects and minor defects.

The major defects section will report on any areas of the property that show major structural damage or present major safety hazards. This is the area of the report that you should pay most attention to, as these defects may be costly to repair.

The minor defects section will identify any areas of the property that show minor damage, general wear and tear and issues that require maintenance. If you’re present at the inspection, your inspector will also walk you through the property to explain any major issues.

A Pest Only Inspection is carried out when you are confident with the overall condition of the property, but you need to ensure any pest activity is identified. Your inspector will investigate for termite activity or damage, as well as pest attack or damage. Your inspector will visually inspect all accessible areas of your property. Areas that are commonly inspected are roof cavities and subfloor areas, as well as the interior and exterior of the property.

A New Build Handover Inspection is carried out on newly constructed homes, apartments or townhouses and takes place prior to the buyer taking possession of the property. Your inspector will report on any minor defects, incomplete finishes and general defects throughout the property.

An Existing Building Condition Report is undertaken to assess the current state of a property, it is generally conducted prior to additional construction or demolition work being undertaken on the property.

Your inspector will report on any visible cracks or movement within the property and the surrounding land. They will also inspect and report on  major and minor defects evident throughout the property.

The major defects section will report on any areas of the property that show major structural damage or present major safety hazards. The minor defects section will identify any areas of the property that show minor damage, general wear and tear and issues that require maintenance.

Throughout the report, your building inspector will use high quality photos and descriptions to describe each issue, so you have a complete understanding of the properties condition. If you’re present at the inspection, your inspector will also walk you through the property to explain any major issues.

A Body Corporate Inspection Report is carried out within an apartment, unit or townhouse complex on behalf of the owners. This report includes inspection of all internal and external common areas, including; hallways, entries, foyers, external facades, pool areas, etc. The report will identify areas of concern that will need to be rectified.

Frequently asked Questions

FAQs

A building and pest inspection is undertaken prior to a buyer purchasing a property, and is generally a condition of sale. It is essential that you appoint an experienced, licensed building and pest inspector to carry out the inspection to ensure all major and minor defects are reported. The inspector will return a report on the property noting any defects found, your report will also include photos of all reported issues.

All of our building and pest inspectors are licensed builders who have been operating under that license for at least 10 years. As well as this, all of our inspectors carry pest certifications and their own insurance.

We will work with your agent to arrange a time that suits all parties. Provide your agents details through the online form or over the phone and we will get in contact with them. If you have already found a time that works with your agent, that’s fantastic, let us know and we will try to accommodate the given time.

We welcome owners and buyers to be present at the time of inspection, although we ask that you leave the inspector to carry out their inspection and wait to ask your questions at the end. This allows the inspector to concentrate solely on assessing the property to deliver a non-bias report.

A typical combined building and pest inspection will take between one to two hours.

You will receive your report on the same day as your inspection. Please note that payment must be received prior to the report being sent.

Your Inspector will carry a ladder, torch, moisture meter and thermal sensor to your inspection. Please be aware that the moisture meter is only used when visual evidence of moisture is identified by your inspector. The same protocol is followed for the use of the thermal sensor, which is also only required when visual evidence of pest activity is identified.
